Why choose Make Room?

Our entire production process has been engineered to optimise the finish for your garden room, utilising a process flow system to achieve advanced levels of quality control.


Included in every garden room purchase comes a site survey where we visit your garden. This allows us to plan, check and prepare for the installation of your garden room.

Every garden room is unique and this is built into the manufacturing, each panel is externally prepared, clad and finished in our UK factory.

Once completed, the panels are designed to interconnect and locate onto a sole plate, then packaged garden rooms are then delivered direct to you.

We aim for the perfect finish. All screws and fixings within the panels are hidden from view to create a sleek, finished aesthetic.

All garden room floors are manufactured using lightweight steel, which makes them easy to handle and exceptionally hardwearing, protecting against vermin. All roofs have a rubber finish to ensure longevity and low maintenance requirements.

We will ensure a seamless and straightforward installation process with minimal disruption to you and your outdoor space.

At Make Room we're also committed to excellence and sustainability. We only use responsibly sourced, FSC timber from well managed and certified forests to help combat the potential damage caused by deforestation.

The Factory

Manufactured in Halifax, West Yorkshire

We manufacture ALL of our garden rooms in our purpose built factory in Halifax, West Yorkshire. Our team of expert joiners hold over 25 years of modular building experience enabling them to create bespoke and fully functional Garden Rooms which are able to be delivered and installed UK wide.

The technical bit

All our garden rooms are constructed to a high standard to ensure longevity. This is why we can offer a 10 year warranty. Our expert team is on hand to answer any technical questions you may have, please ask, we’d be delighted to help.

Treated softwood battens for affixing the exterior cladding finish.

Rubber durable synthetic roof membrane bonded to the OSB desk to provide a water tight finish.

15mm OSB decking to add to the roof strength and provide a solid base for the final roof finish.

Plasterboard and plaster skim wall and ceiling finish to make your garden room feel as though it were an existing room in your home.

Breather membrane to allow water vapour to pass through from the inside of the room or walls.

Roof joists for a solid roof structure.

Tilt fillet added to the roof structure to give a concealed fall to allow for the dispersion of water.

50mm rigid foam insulation to the base frame and walls along with 75mm to the roof structure to retain the heat in the winter and keep the heat out in the summer.

Vapour barrier to prevent water vapour from diffusing into the wall, ceiling or floor during the cold winter.

Mild steel barrier to prevent any rodent or insect ingress.

Adjustable mild steel feet to aid with achieving a perfectly level building.

9mm OSB structural board to all walls to aid with the strength of the building.

Powder coated mild steel base frame for added strength and to avoid any of the wooden garden room frame contacting the ground.

18mm thick floor deck to create a stable surface for your chosen floor finish.

External cladding to give the building an aesthetically pleasing exterior finish as well as protecting the main building structure.
